So what does it the cost to improve your sales and get more listings? The better question may be "Do you want to add to the profit from such a sale? Does cost really cost?
Several realtors offer professional photographs as part of their listing offering. Tell people that you offer this service at no charge and you will get more listings.
These services are also available to the self seller. However, I do recommend adding a qualified realtor to the arsenal of things that helps a home sell faster and for more money.
I believe that experience matters and simple is better, but better does not always mean more. With that (really) simple philosophy in mind, here are my fees for great services:
Homes under 2900 square feet:
The 10 Spot: 10 images total (including one each of front and rear outside) $99
After that, $10 per image.
The 150 deal: 15-20 images total. $150 (This is the usual total charge)
There, you get the idea. Simple.
All images are sized to fit the MLS website, put into a Dropbox folder just for you, and ready to go.
You tell me how many images you want, and I will provide the best bang for your buck. Better yet, let me advise you after looking at the property. I do have a pretty good feel for what is going to show well and what will not. Sometimes that nice picture of the tiny bathroom just is not going to bring them running. However, a different angle on that cozy, warm fireplace or the breakfast nook will. That is where my experience comes in and is of benefit to the realtor and the seller.
Keep in mind that a picture does talk. And first impressions are everything. An image can talk highly of a place or give the opinion that will instantly destroy any chance of a second look. And it talks to the conscience mind as well as the unconscience one. Potential buyers use both to make decisions. There is a psychology to all this and I believe my understanding of it will serve you well. I have found that 17 images per home on the MLS website is fairly common. Pretty simple to get from flinging around a cell phone camera. You can do that. Look at the website yourself and see what other realtors are doing. See what makes you want to take a second look. Put yourself in the mind of the buyer. After further research, I see many of these additional photos on the MLS site are of cluttered closets, messy garages, a large dog sitting by an inside door, and other things that are just not something you want to portray when trying to get a prospective buyer to the property to make an offer. 10 images is often enough to let the buyer know he wants to "see This place". If the property has several really unique features and we want to emphasize those, then we certainly should.
Homes over 3000 square feet: Add $50
Ok, what makes these different? Bigger homes have more rooms and require more creativity and therefore, more time gettin everything just right. If time is money, let's make the most of it. You and me. I will be there as long as it takes and get the shots you want. I will most likely recommend a higher number of images to make sure we represent the whole home well. The following ala' carte items are also a plus for some of these larger homes:
Panoramic photo : add $50 Twighlight photo of exterior : Add $100 Aerial Drone photo: Add $100 Include full size images for printing : No Charge. You will get one folder each of full sized and web sized images.
"The fine print" :
Realtors: All sessions to be arranged by realtor in advance of my arrival to the client's home. Please call to be scheduled. Please direct clients to this website and the checklist provided so they are prepared. Homeowners need not be present, but I prefer that they are. Independent home sellers: Please contact me for scheduling.
Sessions are available on a first come, first serve basis and every effort will be made to make sure you have your images within 24 hours of session ending. Images will be web ready and will be placed in a dropbox for your downloading convenience. Full size images take up a lot of computer room, but will be available upon request prior to photo session only for no additional charge. If you want full sized images, just ask. (Most realtors do not unless the want to print them)
Mileage for photo sessions within 20 miles of Rapid City is included in the fee. Sessions outside of this range will be charged 55 cents per mile both ways after the 20 mile mark, each way. You will never be charged for more than you ask for. Exceptions may be made to any additional requests made. Let's say an additional trip to the home due to rain or snow, or the client just mowed the lawn and wants me to come back. If you are nice, some of these are sometimes overlooked in your billing.
All fees are due at time of delivery of product. I will be happy to pick up a check at your office the next morning. Thank you. Exceptions to this may be made by me, if made in advance.
All photos remain the property of the photographer and also of the client. Eyefrogs Photography may use any images in promotional way also. Release forms may be required but normally are not. A small Eyefrogs logo may be added to lower left corner of some images.
